The two year transition period for the installation of smoke alarms and RCDs in residential rental properties is coming to an end.
Up until the end of the transition period it was only a requirement to install the devices when there was a change of tenancy.
Upon the termination of the transition period all premises subject to a residential tenancy lease (written or verbal) must have the devices installed.
By next Monday, 8th August 2011, all residential rental properties must be fitted with at least two RCDs. RCDs must protect all power and lighting final sub circuits. Owners of strata titled property can apply for an exemption where there is insufficient space, the meter panel contains asbestos or there is a financial requirement that cannot be met.
By 1st October 2011, all residential rental properties must be fitted with mains powered smoke alarms.
