Taking extra care with your application, providing more rather than less information, copies to verify all information, this all increases the speed of processing and likelihood of acceptance. Ideally the application would be completed and handed to the leasing Manager at the viewing of the property. Or it can be dropped into our office, faxed or emailed (if faxing or emailing please call to confirm receipt). For each applicant a 100 point proof of Identity check is also required. Attachments and ID can be photocopied at our office for a nominal fee of $0.20 per page.

However, there may be applications already being processed on the property, or an application accepted waiting for an Option Fee to be paid. In either circumstance the property is not considered unavailable and will still be marketed, as soon as the Option Fee is paid the property will be immediately marked as “rented”.
No, unlike other companies you are only required to pay an option fee if you are accepted, payable within 24hours. Note if you are accepted, we will continue to market the property for lease and show other tenants until this Option fee is paid.

The available date is an indicative date only and will further addressed once your application is accepted and confirmed only when you sign the lease at the time of signup appointment.
We recommend you personally view the property prior to completing an application. We conduct free inspections by appointment during normal office hours and also conduct ‘Open For Inspections’. It is typical for more than one potential tenant to attend a viewing. If you are unavailable to view the property during office hours then please contact our office and we will try to accommodate your request.
If you do not want to have other potential tenants viewing the property at the same time as you then we can arrange a private viewing. This is by appointment, there will be a nominal fee of $45 paid in cash at our office prior to the appointment, at which time a photocopy of your drivers licensee will be taken.
Once a fully completed application form is received by our office with all attachments required, we aim to process the application in 2 business days. It can be longer if application is unreadable, incomplete and if references/employers details are incorrect or require secondary follow calls to verify information.
We do not recommend anyone puts in an application on a property without viewing it first hand, or getting someone they trust to view it on their behalf as one person’s expectations or description of a property may not necessarily match your own. Pictures and descriptions on the Internet are a useful guide only and we always recommended you view the property first hand. In saying this it is possible to do all the paperwork via fax or post and when you arrive in Bunbury pay the require monies, pickup keys from our office and move in however, you take the property “as is” and if you expected it to have a dishwasher or built in robes to all bedrooms etc then this is not ours or the owners responsibility and you accept this risk. This will also become a special condition on the lease.
Yes, you do not need to fill in multiple applications, once you have viewed the properties you are interested in then list in order of your preference the properties you would like to apply for and we will automatically process your application for each property in order of preference.
26 weeks or 52 weeks is typical however on the Application Form you apply you apply for whatever you require. On a 52 week lease it would be normal for a nominal rent increase to form part of the lease.
After being contacted and given the good news, you will then have 24hours to pay the Option Fee (equivalent to six weeks rent plus pet bond if applicable). Note that we will continue to market the property for lease until this Option fee is paid. Then you will be contacted again to setup the Lease Sign Up Appointment
When you application is accepted you will be required to pay 6 weeks rent plus Pet Bond if applicable. Of which 4 weeks goes towards the Bond and 2 weeks is allocated towards the first two weeks rent.
This is when ALL parties of the lease need to attend and sign the Residential Lease Agreement and pay all monies. Payment by bank cheque is preferred, however payment of funds can also be made directly into our Trust Account via www.deft.com.au (note funds must arrive/land in our account prior to the appointment, which could take up to 3 business days). Note keys will not be given out until all parties have signed the lease and monies paid in full.

If a property for rent will consider pets at all then it is mentioned in the advertising. On your application you will be asked to specific the type and number of pets you wish to have on the property, this will then be presented to the owner with your entire application for consideration. If successful a Pet Bond equivalent to $260 (effective 01/06/11) will be required in addition to the normal Bond.
If a property is Furnished it will be mentioned in the advertising, generally most properties are unfurnished.

It would be useful to provide financial proof that the rent would be paid for at least the first two months of the tenancy plus ingoing costs.
Other useful documentation would be a rental reference from your current agent/owner and evidence of your past income, ie wages. If you have been paying a mortage, then a record of those mortgage payments would assist in satisfying the agent of your payment history.
Ingoing costs to rent a property in WA would be: two weeks rent in advance, and a security bond equivalent to four weeks rent
